(1) How do we apply this concept when we have to use storey height transfer beams between apartment grids at upper level to car park or commercial long spans at lower levels?

    Cannot be achieved! Actually the level of the beam working as a platform for anything supported on it, designing this beam as beam-column joint is not applicable in this case. Such beams are normally treated as deep beams where the span / depth <= 5, accordingly its inertia is higher than the supporting columns.

    In deep beams, shear is the main concern not the flexure.
